Sanlam Vacancies – Property Portfolio Manager

Role Overview

We are seeking an experienced Property Portfolio Manager to join the Sanlam Investment Group, specifically focusing on the SI Property Impact Fund within Sanlam Alternative Investments (SAI). This role is responsible for driving the business strategy and financial goals for the SA Direct Property business. The successful candidate will be integral in optimizing the portfolio, managing acquisitions and disposals, and maintaining strong industry relationships.

Key Responsibilities

• Portfolio Management: Optimize the property portfolio by providing input into acquisitions, disposals, and refurbishments.
• Strategic Planning: Contribute to the short and medium-term planning for the SI Property Impact Fund to achieve ideal portfolio composition and size.
• Valuation Services: Conduct property valuations related to direct property exposure.
• Industry Relations: Build and maintain relationships with developers, brokers, property owners, and service providers to Sanlam Properties.
• Performance Measurement: Manage portfolio performance and prepare client reports.
• Acquisitions & Disposals: Identify, evaluate, and submit property acquisitions and disposals to the SI Impact Fund Investment Committee.
• Due Diligence & Agreements: Collaborate with industry experts to conduct financial, legal, and technical due diligence, and finalize agreements with relevant stakeholders.
• Capital Management: Plan and execute capital expenditure for individual properties and manage budgets, benchmarking income and expenditure.
• Research & Analysis: Conduct property portfolio-specific research and provide analysis on national investment supply, geographical growth, and investment trends in the RSA property industry.
• Investor Relations: Manage relationships with fund investors and market the fund to potential investors, including presenting investment attributes and related materials.
• Risk Management: Evaluate and advise on potential risks, conflicts, and due diligence processes.
• Collaboration: Work closely with other teams within SAI and SI to align with strategic objectives and foster collaboration across the organization.
• Investment Performance: Drive investment performance through asset management, development, and joint-venture collaborations with industry experts.

Qualifications & Experience

• Minimum Qualifications:
  • BCom, CFA, or CA qualification.
  • 2 to 3 years of related experience in property investment or portfolio management.
• Knowledge & Skills:
  • Expertise in company research, investment strategies, and property investment management.
  • Investment modeling and monitoring of complex investments.
  • In-depth understanding of the property investment industry and market trends.
