Job Description:
Truworths, a leading fashion retailer, is seeking an experienced Property Legal Manager to join our team. This pivotal role will be responsible for managing all legal aspects of property transactions, ensuring compliance with company processes and relevant legislation, and safeguarding Truworths’ interests in property-related dealings. The ideal candidate will have strong negotiation skills, a keen eye for detail, and a passion for the retail environment.
This position will be based at our Head Office in Cape Town.
Key Responsibilities:

Draft and update standard Truworths heads of agreement and lease agreements.

Review, negotiate, recommend, and draft non-standard and deal-specific clauses for lease proposals and agreements.

Assist property managers in negotiating legal terms for lease proposals.

Prepare leases, sub-leases, lease addenda, and cession agreements.

Negotiate and finalize hybrid lease agreements.

Draft and negotiate ancillary legal agreements.

Review and approve lease agreements and addenda prepared by lease administrators.

Oversee the lease tracking process to ensure timely preparation and signing of leases.

Ensure compliance by Truworths, tenants, and landlords with their lease obligations and address any rental or legal disputes.

Assist the operations team with lease-related queries regarding stock-take closures, obstructions, and trading hours.

Support the contracts team with lease-related queries concerning maintenance, air-conditioning unit replacements, and service interruptions.

Oversee the annual lease audit process, both internal and external.

Implement improvements in structure, systems, and processes within the properties department.

Assist with ad hoc projects, including property acquisitions, property sales, due diligence investigations, utility cost-saving projects, and new business integration tasks.
Qualifications and Experience:

At least 10 years of experience in a legal managerial role within retail, property development, or property management.
