Clicks Group Careers – Divisional Real Estate Manager – Johannesburg

Purpose:
The primary goal is to expand the footprint of the Clicks brand through new property deals and acquisitions of pharmacies.

Objectives:

  • Build and maintain strong relationships with landlords and property developers through regular meetings, understanding potential opportunities within their portfolios.

  • Establish Clicks as the preferred tenant for landlords and developers when leasing commences for new developments, redevelopments, or replacing current tenants in existing properties.

  • Negotiate beneficial transactions, securing the best rental, escalations, and lease terms while taking current market conditions into account to ensure the continuous profitability of new business.

  • Ensure timely renewals with favorable escalation and lease terms to maintain profitability and minimize risk.

  • Contribute to the business’s property growth goals set in the Operational Plan by planning ahead and identifying areas for potential growth in the market.

  • Support the business’s pharmacy growth plan by understanding and identifying underserved areas in the market.

  • Strategically identify and analyze acquisition opportunities, negotiate transactions, and package optimal lease deals for the business.

Desired Experience & Qualifications:
Job Knowledge:

  • Advanced negotiation skills.

  • Proficient in company feasibility models.

  • Good understanding of finance and budgeting processes.

  • Knowledge of property and contract law.

  • Understanding of pharmacy legislation.

  • Familiarity with retail principles.

  • Deep understanding of the property market and its underlying principles.

  • Ability to interpret and work with demographic data.

Job-Related Skills:
Essential:

  • Strong communication and networking skills.

  • Conflict and dispute management capabilities.

  • Computer literacy, including proficiency in Microsoft Office Suite.

  • Strong negotiation and presentation skills.

Desirable:

  • Change management skills.

Job Experience:

  • A minimum of 5 years of experience in retail property management.

  • At least 2 years of senior-level negotiation experience specific to property transactions.

Education:

  • A degree/qualification in Building Science, Property Management, or a related field.
